Dragon Tiny Homes’ Fairfax model is one of the most affordable tiny houses on the market. With a length of just 16 ft (4.8 m), it definitely won’t suit a large family, but it could be a good fit as a vacation home or as a guest house.

The Fairfax is based on a double-axle trailer and consists of a steel frame and cement board siding. Its shiplap-finished interior measures 135 sq ft (12.5 sq m) and, surprisingly, given the lack of space available, it is all arranged on one floor.

To put its size into perspective, the Fairfax is significantly smaller than most other tiny houses, like Baluchon’s Cardabelle, for example, so unless you’re passionate about downsizing, you wouldn’t want to live in this thing full-time – indeed the firm describes it as a hotel room on wheels and suggests it would be a good fit as a home office, guest house, or an Airbnb.

The home is accessed into its kitchen area. This is very compact indeed, having just a sink and quartz countertop. The idea here is that you could stash a portable stove or microwave in the cabinetry to break out at mealtimes.

The living/sleeping area is nearby. This is pictured with a double bed and a chair, though if you were going to use it for any significant amount of time, perhaps a sofa bed or a Murphy style drop-down bed would be a better choice for the space. The generous glazing helps fill the interior with natural light.

Elsewhere in the tiny house is a compact bathroom. Reached by a small sliding door, it includes a shower and a flushing toilet. It’s unclear whether there’s room in there for a sink too, but a combined toilet/sink like Unplgd Tiny Homes‘ Bellbird could be installed to save space.

Shipping Container Delivery Guidelines

  1. 20 Foot shipping containers require a minimum of 80 feet of space to back into in order to slide off onto the ground in the desired area. A minimum of a 12’ width is needed for maneuvering.
  2. 40 Foot shipping containers require a minimum of 110 feet of space to back into in order to slide off onto the ground in the desired area. A minimum of 12’ width is needed for maneuvering.
  3. The delivering area must be hardtop such as pavement, asphalt, compacted soil, gravel and any other strong surface able to support a tractor trailer or flat bed to drive upon. The area must not be soft, sharp, have pot holes, overgrown brush or be hazardous to access.
  4. If delivering on grass or dirt, it’s important to keep an eye on the weather and avoid wet days and reschedule accordingly.
  5. Trucks are not able to jump curbs, back into steep inclines or maneuver around tight hills. Safety is the upmost importance during delivery. Drivers will not risk tight spaces to avoid damaging their trailers or private property. Trucks are unable to drive over leach fields, unsupportive bridges, restricted weight access roads and other obstacle based areas as an example.
  6. It is very common to place railroad ties, 2”x 4” s / 4”x 4” s or gravel pads / crushed stone at the drop area. Bricks and cinder blocks are not recommended.
  7. All power lines must be at least 14’ high from the ground for delivery.
  8. In the event a truck gets stuck in a soft area on the property, it is the responsibility of the property owner to resolve at their own expense for the truck to be pulled out by a local recovery service – please make sure the area is suitable for delivery and there are no obstructions.
  9. In the event a truck shows up for delivery and the area is blocked by vehicles, construction equipment, locked gates or has inadequate space for delivery, the cost for the full delivery and return is at the responsibility of the purchaser. Trucks waiting for an area to be made accessible may charge an hourly rate 30 – 60 mins after arrival.
